Stroud's average home lost £2,291 in July, the first monthly fall since December, and the annual rise more than halved to 2.9%. Flats are now falling.
The average home in Stroud district lost £2,291 of its value in July. It fell from £354,027 to £351,736, a drop of 0.6% in a single month, according to the UK House Price Index published by HM Land Registry.
It is the district’s first monthly fall since December 2025.
The annual figure tells the same story more sharply. Prices are still up £9,912, or 2.9%, on July 2025. A month earlier that annual rise stood at 5.9%. It has more than halved in one release.
One thing to keep in mind throughout. UKHPI is a mean average, not a median. A handful of expensive sales in a month can pull the district figure about, which is why the annual direction matters more than any single month.
Semis are rising fastest, flats have stopped
The district average hides four different markets. Over the year to July:

Semi-detached homes are the fastest risers in the district and flats are the only type going backwards, if only barely. In June, flats in Stroud were up 3.1% over the year. The first-time buyer average is £288,451, up 3.2%.
That flat figure is not a local quirk. Across England, flats and maisonettes were down 3.5% over the year to July, and across the South West they were down 3.2%. Stroud’s -0.1% is mild by comparison.
Every Gloucestershire district slowed, and one is now falling
In June, all six Gloucestershire districts were rising over the year. In July, one is not.

Gloucester is now the county’s fastest riser, and Stroud has dropped to second. A month ago Stroud was joint first. Forest of Dean is the outlier in the other direction: its average home is worth £5,102 less than a year ago, down from £291,990 in July 2025.
Stroud is still ahead of the wider picture. England as a whole rose 1.1% to £293,479. The South West fell 0.2% to £302,298. Gloucestershire as a county rose 1.8% to £316,822.
Stroud remains the second most expensive place to buy in the county, behind Cotswold, and a Stroud home costs £111,018 more than a Gloucester one.
The June figure we published has been revised down
Land Registry revises the UK House Price Index every month as late sales are registered. Those revisions are not trivial, and they move in one direction more often than not.
When we reported the June release on 19 August, the Land Registry put Stroud’s June average at £355,953 and its annual rise at 6.4%, the fastest in the county. Both numbers have since been restated. June now reads £354,027 and +5.9%.
March, April and May have all been revised down too, by between £1,222 and £2,159 each. The July figure in this article will very likely be revised as well. Treat the most recent month in any UKHPI release as a first estimate rather than a settled number.
Sales volumes lag further still. The most recent month Land Registry has published for Stroud is May 2026, with 95 sales. June and July are not yet counted.
What it means for you
If you are selling. The monthly fall is small and the annual direction is still upward, so this is not a crash. What matters is that every district in the county slowed at once, and two neighbouring areas are now within half a point of standing still. That is a market-wide signal rather than a Stroud one, and it argues against pricing on what the house next door fetched last spring.
If you are buying a flat. Flats are the only type in the district not gaining value, and across England they are down 3.5% over the year. If you bought a flat in the district a year ago, you are roughly where you started.
If you are buying your first home. The district first-time buyer average is £288,451. That is £63,285 below the district average, because first-time buyers concentrate in terraced homes and flats, the two cheapest types here.
